A colossal new skyscraper is taking shape in the heart of Manhattan, and it's poised to redefine the city's iconic skyline! 570 Fifth Avenue, a project designed by Kohn Pedersen Fox (KPF), is rapidly progressing, and it's set to be a significant addition to Midtown.
This 567-foot-tall commercial marvel is rising on the eastern edge of the Diamond District, promising a blend of office space and retail experiences. Developed by Extell, the 32-story structure will offer nearly 1.1 million square feet of space.
But here's where it gets interesting: the building isn't just about offices. The first two floors will house retail spaces, including a massive 80,000-square-foot flagship store for IKEA. Below ground, you'll find even more surprises, with a gym, swimming pool, basketball court, and juice bar spread across the third and fourth cellar levels. The location is prime, nestled between West 46th and 47th Streets.
Excavation work has been ongoing, delving deep below street level. Crews are working diligently within temporary wooden retaining walls. They've also completed the demolition of the last remaining structure at 15 West 46th Street, which was part of the 15-lot assemblage that makes up the building's footprint.
The design itself is striking. The rendering shows a podium that stretches across the entire block, with the tower rising above. The façade will feature a glass curtain wall with light bronze-hued mullions, culminating in a unique crown. There's even a square gap in the southeast corner of the crown, likely intended for signage.
Controversy alert: IKEA's franchisee, Ingka Group, invested in the project, acquiring a one-third stake for its retail store, with the investment estimated to be between $300 million and $500 million. Extell also secured $340 million in refinancing.
Adding to the buzz, the law firm Simpson Thacher & Bartlett plans to lease roughly 700,000 square feet at 570 Fifth Avenue.
The location also offers excellent accessibility, with the B, D, F, and M subway trains at the 47th Street–Rockefeller Center station nearby.
The anticipated completion date for 570 Fifth Avenue is set for the fourth quarter of 2028.
